3 Preventative HVAC Maintenance Steps

Monday, July 25th, 2016

Some people forget to appreciate their HVAC system until it stops working and they are faced with bitter cold or stifling heat. Fixing the system is of high priority immediately after it stops working. There are several things a homeowner can do to prevent issues and the eventual necessity of calling a repairman. Following the preventative maintenance steps below will help keep your HVAC system functioning properly.

Taking care of the HVAC filter

Ideally, you should have a high quality filter in an accessible area to ensure your air system remains clean. Dust and allergens can build up in an unfiltered air chase. The system becomes a breeding ground for dust mites, which cause respiratory problems. You should call an HVAC contractor if your system has an unfiltered return air duct. The contractor can install a properly sized filter-grille.

Preventing insects from getting inside an outdoor HVAC unit

Your outdoor HVAC unit is susceptible to insects crawling inside and causing issues. Fire ants have caused service calls several times in the southern states. The ants are drawn to the high voltage electric plates on the contactor, the part that turns the condenser on and off. The insects crawl between the plates, which keeps the circuit from being made. You need to keep the insects from getting into the plates in the first place. Purchase fire ant pest control granules and pour them around the condenser pad to serve as a barrier.

Inspecting the ventilator belts in an HVAC system

It is important that you check the HVAC unit’s ventilator belts every once in awhile. To perform the inspection, turn off the power then reach inside to check the condition of the belt-driven ventilator. Belts should last about a year, under normal circumstances. If you notice that the belt is squealing when the motor starts, it is time to replace it. The size is typically printed on the outside of the belt. You can find a variety of sizes at auto parts stores. Sometimes they have to order the belt you need. In this case, order a couple. It is a good idea to have a second belt in case one of them breaks.
